How can I submit a rental application?

You must be at least 18 years old. If you are 18 years old or older, and have an interest in one of our available properties, you can apply online.

How can I visit a property?

Call the number on the listing directly or text the number. After receiving your request, we will schedule a property viewing with you. Our team is dedicated to assisting you throughout the leasing process.

Is it possible to apply for a property that I haven’t viewed?

No, you need to tour the property before you submit an application. In the event you submit an application without touring the property we will have to deny your application and retain the application fee. In extenuating circumstances we can help facilitate a property tour for you by having a close friend or family member physically tour the property on your behalf.

Despite our insistence on property photos accurately representing the property, there is no substitute for potential tenants physically touring the property. This ensures the property matches your expectations.

Do I have to sign a lease?

Yes, you must sign a legally binding lease agreement. Most leases are for a term of 12 months. The lease agreement will clearly detail the tenant and landlord responsibilities.

What is your security deposit policy?

For most properties, the security deposit will equal one months’ rent. You need to pay the full amount before moving in.

How do the rent payments work?

Rent is due on the first day of every month through our Appfolio Tenant Portal.

Will my rent increase?

Yes, rental rate increases often occur annually. Rental rates are nuanced and rise due to economic conditions, housing supply, inflation, expense increases and numerous other factors.

What happens if I can’t pay the rent on time?

The covenants of your tenancy are outlined in detail in the rental agreement. Generally, if rent is late a fee will be assessed. In the event of continued delay, after all legal compliance and documentation, an eviction will occur.

What kind of situations are emergencies?

Rental emergencies in danger human lives and/or cause property damage. For example, a burst pipe flooding the home constitutes an emergency. Call our office immediately.

What is the pet policy?

The pet policy is stipulated in each specific lease agreement. In the event your rental is approved for a pet you and you want to add an additional pet, please call our office first. We will process every request separately accordance with the terms of the lease.

Do I need renters insurance?

Yes, all tenants must provide a copy of current renters insurance before moving in.
